After working 10 years for a Title Insurance Company, I became an independent abstractor/researcher to offer an alternative to the public. as another way to get the information they needed before purchasing property, without going through a title insurance company.  I also offer much faster turnaround than the typical title companies.  Now, with well over 35 years abstracting experience, I am one of the few freelance abstractors in this area.  

I cover Bay, Calhoun, Holmes, Jackson, Liberty and Washington Counties.

Abstract the property to show at least 30 years.  This is the minimal required by title companies to issue title policy.  I will reveal all ownership as well as all encumbrances, mortgages, liens, judgments, boundary line overlaps, etc.

All recorded documents are provided in abstract, as well as assessors map and tax status report.

A lady in a nearby town, wanted to know how much land her father owned out of a 100 acre tract that her grandfather had deeded. 

Upon completion of the search, it was revealed that her father only had a divided Interest.

In the mid 70's, her grandfather deeded the 100ac to his 11 children.  The deed did NOT state that is was being conveyed 

as Rights-Of- Survivorship.   Seven of the Eleven children were now deceased, meaning title passed to THEIR HEIRS, not the surviving siblings. 

Her father only had a divided interest.

This 100ac, is going to have to have a QUIET TITLE suit done on it.   I felt bad for her.  If only her grandfather had let a professional prepare the deed.

A gentleman I had the pleasure to meet a few years ago,  contacted me to research a piece of property he was wanting to buy.   

This searched revealed a multitude of problems.

Federal liens and unknown heirs .  

He was very happy he had it searched first. 

Needless to say, he did NOT pursue aquiring title.
